Nishna Valley Family YMCA Seeks Proposals for Maple Street Property Clearing

The Nishna Valley Family YMCA is inviting qualified demolition, salvage, and relocation
contractors to submit proposals for four residential properties located at 1000, 1004, 1006, and 1008
Maple Street in Atlantic as part of the YMCA’s planned expansion.

The project involves clearing the properties and associated garages and outbuildings to prepare the site
for future development. Contractors may submit proposals for one or more properties, allowing the
YMCA to consider different approaches for each home.

“This is an important step as we continue planning for the future of the YMCA and the services we
provide to our community,” said Dan Haynes, Executive Director of the Nishna Valley Family YMCA. “We
welcome proposals that thoughtfully address the needs of the project while prioritizing safety,
responsible material use, and minimizing disruption to the surrounding neighborhood.”

Proposals should outline the contractor’s understanding of the project and identify the specific
properties included in their submission. Contractors should provide a detailed plan for each proposed
option—demolition, salvage, or relocation—including proposed start and completion dates,
methodology, and an itemized cost breakdown covering labor, materials, equipment, permits, fees,
disposal, and other direct charges.

The scope of work includes, but isn’t limited to, obtaining necessary permits and approvals;
disconnecting water, sewer, electric, and gas utilities; demolishing structures and properly disposing of
debris; salvaging reusable materials or structural components; relocating and reassembling entire
structures; restoring the site through basement filling, grading, and seeding; and documenting the
process with before-and-after photographs.

Submissions must also include company contact information, relevant licenses and certifications, a list of
similar completed projects with client references, proof of liability insurance and workers’ compensation
coverage, a safety plan, and sustainability practices for minimizing environmental impacts. Contractors
must also describe how they will protect the public and neighboring properties while minimizing
disruption to the neighborhood. All work must comply with applicable regulations, including those
governing hazardous materials and waste disposal.

As a private nonprofit organization, the Nishna Valley Family YMCA reserves the right to accept or reject
any or all proposals based on the organization’s needs.
The YMCA also welcomes proposals from contractors or individuals interested in donating all or a
portion of their work as a tax-deductible contribution to the YMCA or the broader Vision Atlantic
project. Potential naming opportunities within the YMCA facility may be available, and interested parties
are encouraged to include this information in their proposals.

Proposals must be received by November 20, 2026. One signed original should be submitted to:
Dan Haynes, Executive Director
Nishna Valley Family YMCA
1100 Maple Street
